MERS maintains a Servicer ID lookup page at: https://www.mers-servicerid.org/sis/ The information provided therein is thin and NOT uniformly useful. But it is FREE, INSTANT and can sometimes refute certain false averments made by the criminal foreclosure mills. Ownership information IS given for select investors that have authorized the release of this information. Fannie Mae is amongst those furnishing ownership information. In order to use the lookup, you will need the MERS Identifier Number (MIN) which appears on the first page of your mortgage. Whether you are in foreclosure or not, periodically do a lookup and SAVE the information. Make sure that you keep some good contemporaneous notes relating to the date, time and place of the lookup together with WHO PERFORMED THE LOOKUP. SAVE a digital copy of the results and/or PRINT OUT A COPY. Instead of GIVING INFORMATION AWAY to your opposition to assist the opposition to defeat you, suppose instead that we build the evidence for the case?

I looked up our MIN on the MERS site and found the servicer is not who I am making my payments to. Matter of fact, I've never made any loan payments with this institution. I called the servicer of record and they said they didn't have a loan for me. The note date is correct and the MIN matches the number on the deed of trust. What do you suggest I do to resolve? Contact MERS or the servicer I am making the payments to. I really don't know who to trust.
